North Dalton Gateway

North Dalton Gateway is a 46-acre, mixed-use development opportunity near I-75 at the exit 336 interchange in Dalton, GA, ideal for retail (grocery), housing, and inventive public green space.

Dalton’s local government recognizes the potential of this site as a gateway into town that represents the character and aspirations of the community.

The site, owned by a motivated, collaborative institution, is essential to Dalton’s strategic growth, as outlined in the Greater Dalton and Whitfield County comprehensive plan.

WHY NORTH DALTON GATEWAY?

Visibility

Each day, 30,000 Greater Dalton workers commute from neighboring counties on a route along the Gateway site. This is the highest volume of traffic along all major corridors in Whitfield County.

Housing Needed

A 2023 housing study from KB Advisory Group showed that Dalton needs up to 1,500 rental and for-sale housing units by 2028. The greatest demand exists at the highest and lowest price points.
